Before coming to Daines Capital, the shopping center had been listed with another brokerage and remained on the market for nearly two years without a successful sale. The listing broker eventually reached out to us in hopes of partnering together to help get the property sold. When we took on the assignment, we knew finding the right buyer wouldn't happen overnight. While there was no shortage of interest, commercial investment properties often require the perfect combination of timing, financial objectives, and buyer confidence. Over the course of the marketing campaign, we spoke with numerous investors, answered countless questions, reviewed financials, and navigated multiple expressions of interest that ultimately didn't materialize into a transaction. Rather than becoming discouraged, we remained committed to the process.
Through targeted marketing, proactive outreach, and consistent follow-up with qualified investors, we continued to keep the property in front of the right audience. We leveraged our network, maintained visibility in the market, and stayed focused on identifying a buyer whose investment goals aligned with the opportunity. Eventually, that persistence paid off. After months of conversations and relationship-building, we secured a qualified buyer and successfully placed the property under contract.
This transaction serves as a reminder that commercial real estate is often about much more than simply putting a property on the market. Success requires strategy, market knowledge, creativity, and the willingness to stay the course even when results don't happen immediately.
