At Daines Capital, one of our favorite success stories is seeing local businesses grow—and that's exactly what happened at 10903 E. Trent Ave. in Spokane Valley.
When the tenant occupying Suite 106 decided not to renew their lease and relocate, we quickly began marketing the available space. While every vacancy presents a new challenge, it also creates new opportunities, and this one turned out to be a perfect fit.
After a few months on the market, an exciting opportunity emerged from within the building itself. The business next door in Suite 105 had experienced enough growth to expand its operations and decided to lease the neighboring suite. Rather than searching for a brand-new tenant, we were able to help an existing occupant grow their footprint, allowing them to better serve their business while keeping the property fully occupied.
Because we already had an established relationship with the tenant, the transaction was smooth from start to finish. Both parties were familiar with one another, negotiations were straightforward, and we were able to execute a lease agreement that benefited everyone involved. The result was a seamless transition with very little downtime between occupants.
This transaction highlights an often-overlooked aspect of commercial real estate: sometimes the best tenant isn't one that's outside the building—it's the one who's already there. By maintaining strong relationships with both property owners and tenants, we're able to identify opportunities that might otherwise go unnoticed.
