Sometimes the best commercial real estate stories don't end when a lease is signed—they're only just beginning.
Late last year, we shared how a challenging lease situation at 13211 E. Trent Ave. turned into a win-win for both the landlord and tenant. Rather than parting ways when the original lease expired, we worked together to negotiate a short-term extension that gave the tenant additional time while providing the landlord with continued rental income and flexibility.
At the time, we thought we had found the perfect solution.
As it turns out, it was only the beginning.
During the extension period, conversations between the property owner and tenant continued to evolve. What started as a temporary lease solution soon became a much larger opportunity. The tenant realized that purchasing the property made more sense than relocating, while the owner saw the value in selling to someone who already knew and appreciated the building.
Together, they reached a purchase and sale agreement.
