Sometimes, finding the right buyer for a unique commercial property takes patience, creativity, and a strategic approach to marketing—and our former Zip’s QSR drive-thru property is a great example. After spending several months on the market, we’re excited to officially announce that the property is UNDER CONTRACT!

Interestingly, activity started almost immediately after bringing the property to market. Within the first week, we received an offer from an interested buyer. While the quick interest was encouraging, the offer came in approximately $100,000 below the asking price. Our team worked through negotiations in an effort to bring the offer closer to a price that made sense for our seller. Ultimately, we weren’t able to reach terms that worked for both parties, and the deal fell through.

From there, activity slowed considerably.

Rather than simply waiting for another buyer to come along, our team continued looking for new ways to put the property in front of the right audience. A former QSR with an existing drive-thru offers a unique opportunity, but it also requires finding a buyer who can see beyond what the property was and envision what it could become. Over the following months, we continued strategically marketing the property and searching for prospective owner-users who could take advantage of its existing layout, location, and drive-thru capabilities.

That persistence eventually paid off.

We connected with a promising prospective owner who has plans to breathe new life into the property and transform the former restaurant into something entirely new. We can’t divulge who the prospective new owner is just yet—but we can say that if everything goes according to plan, this property could be in for a very “sweet” transformation.

For now, our focus is on getting through the remaining steps of the transaction and making it to closing day.

Commercial real estate transactions don’t always follow a straight line. An immediate offer may not ultimately be the right offer, and periods of slower activity don’t mean an opportunity isn’t out there. This transaction is a great reminder of why consistent marketing, targeted prospecting, patience, and persistence matter when selling a commercial property. We’re thrilled to have this property under contract and excited about what its next chapter could bring to the Spokane community.
