In commercial real estate, every transaction has its own story. Some closings are seamless, while others require patience, creativity, and constant communication to reach the finish line. Our recent closing at 1312 N. Mullan Rd. in Spokane Valley was certainly one of the latter—but it's also a perfect example of why having experienced professionals guiding a transaction can make all the difference. From the beginning, this sale progressed just as expected. Inspections, negotiations, and due diligence moved forward, and everyone was looking forward to a smooth closing. However, as closing week arrived, a series of unexpected challenges began to surface.

The first hurdle came when an error was discovered in the buyer's loan closing documents, requiring the closing date to be extended by an additional week. While delays are never ideal, everyone remained committed to working through the issue. As preparations continued, another challenge arose involving the seller's settlement statement. Our title and escrow team worked diligently alongside all parties to review the details, answer questions, and ensure the seller was comfortable before moving forward. Their professionalism and willingness to collaborate helped keep the transaction moving in the right direction.

Just when it seemed the finish line was back in sight, another obstacle emerged. Only days before the scheduled closing, the buyer requested additional financial documentation that, ideally, would have been requested much earlier in the transaction. Understandably, the seller was frustrated by the timing. Gathering those records on such short notice would have created yet another delay. Rather than allowing the situation to derail the closing, both sides continued communicating. After several conversations and plenty of back-and-forth, everyone reached a practical solution: the requested documentation would be provided after closing. It wasn't the original plan, but it was a compromise that allowed the transaction to continue while addressing the buyer's concerns.

Even closing day had one last surprise in store.

A few required signatures were inadvertently missed, creating another delay. Once those were resolved, the final step was wiring funds. Unfortunately, because everything occurred late on a Friday afternoon, the receiving bank had already closed for the weekend, pushing funding to the following Monday. On Monday morning, the remaining signatures were completed, the wire transfer was successfully processed, and 1312 N. Mullan Rd. officially closed.

While this transaction certainly tested everyone's patience, it's not a story about mistakes or assigning blame. It's a story about persistence, communication, and finding solutions when unexpected challenges arise. Throughout the process, we worked closely with our seller, the buyer's broker, the title and escrow team, the lender, and even directly with the buyer when additional coordination was needed. Every transaction presents unique circumstances, and this one reinforced an important lesson: successful closings aren't defined by the absence of obstacles—they're defined by how everyone works together to overcome them.
