In commercial real estate, success isn't always about finding the first opportunity—it's about finding the right one. One of our recent leasing success stories at 5503 N. Wall St. in Spokane, Washington is a perfect example of why persistence, creativity, and strategic marketing matter.

When we first listed the property, it featured a unique opportunity: a fully equipped ghost kitchen accompanied by a small office space, available for lease together or separately. While the space had tremendous potential, finding the right tenant proved to be more challenging than anticipated.

For months, our team left no stone unturned. We launched targeted digital marketing campaigns, promoted the property across multiple commercial real estate platforms, leveraged our network, and continuously shared the opportunity with prospective tenants. We even took a more grassroots approach—bringing property flyers to a local Night Market and personally introducing the opportunity to business owners and entrepreneurs in hopes of finding the perfect fit.

Despite all of those efforts, the right tenant still hadn't emerged. Rather than giving up, we took a step back and asked ourselves an important question: What if we're marketing this property to the wrong audience?

Instead of focusing solely on finding another ghost kitchen operator, we shifted our strategy and began targeting local bakeries that might benefit from a retail storefront and commercial kitchen space. Sometimes all it takes is looking at a property through a different lens. That change made all the difference.

Shortly afterward, Mother Bear's Bakery discovered the opportunity and immediately recognized its potential. The space aligned perfectly with their vision, and after working through the leasing process, they officially signed the lease. We're incredibly excited to have represented both the landlord and the tenant in bringing this transaction together. Helping connect two parties whose goals align is one of the most rewarding parts of what we do, and this lease is a great reminder that patience and adaptability often lead to the best outcomes.

Mother Bear's Bakery is expected to open its doors to the public soon, and we couldn't be more excited for them as they begin this next chapter. We encourage everyone to follow Mother Bear's Bakery on social media to stay up to date on their grand opening announcement and future updates. As for us? We'll definitely be stopping by once they're open to sample some of their delicious baked goods.

This transaction serves as a reminder that commercial real estate is rarely a one-size-fits-all business. Sometimes success comes from changing course, rethinking the marketing strategy, and continuing to push forward when others might call it quits. At Daines Capital Commercial Real Estate, we're committed to doing exactly that—because finding the right fit for our clients is always worth the extra effort.
