Sometimes, the best real estate strategy isn’t to sell right away. Sometimes, the right move is to wait, make strategic improvements, and position a property for a stronger sale down the road. That’s exactly how this success story began.
In the summer of 2025, a client reached out to Daines Capital Commercial Real Estate for a valuation of their investment property, which included both a flex building and a self-storage facility. After reviewing the property and the market at the time, our team provided an honest assessment of its value. The owners were interested in selling, but they also wanted to know an important thing: What could they do to increase the value of the property before bringing it to market?
Rather than encouraging them to list immediately, we recommended a different approach. Our advice was to focus on strengthening the property's income by filling vacancies throughout the flex building and self-storage facility, while also working toward stronger lease rates. Once the property was closer to 100% occupancy and producing more income, we believed they would be in a much better position to sell. So, they got to work.
Fast-forward approximately one year, and our clients had followed through with the strategy. Occupancy had increased, the investment was better positioned, and they were ready to take the next step. And when it came time to choose a brokerage team to sell the property, they came back to Daines Capital.

In fact, we were able to stir up significant interest before the property officially hit the market. Once we launched the listing, that momentum continued. Within just two weeks on the market, we received multiple offers. After reviewing the options with our sellers, one of the strongest offers was accepted, and the property is now officially UNDER CONTRACT!
